If you have questions about our property management service or you’re new to renting your property, these FAQs may assist in solving your queries.

The maximum bond payable by a tenant is 4 weeks. This bond is held by the bond administrator.

Unless otherwise agreed in the lease, the maintenance of the lawns and gardens are the responsibility of the tenant.

If the tenant requests to have a pet at the time of applying for your property you can determine whether to accept or decline the application. If you accept the application you can set some guidelines including whether the pet is allowed inside.

If the tenant does not have a pet at the time of signing the lease and later requests to have a pet, you are not obligated to give them permission. If you do allow pets at your property, we will always carry out thorough reference checks of the pet owner and pets where possible. We will also take a pet bond to be held by the bond administrator.

The tenant will set up their own energy accounts for power and gas usage. The water consumption can also be sent to us and invoiced to the tenant. The rates associated with the property, including council rates and water rates are paid for by the owner. Rent Choice can arrange payment of owner’s bills.

We conduct our first inspection after the first 6 weeks of a tenant moving in. this allows us to see how the tenant has settled in and how they are caring for your property. We educate our tenants on acceptable cleaning standards and monitor for any repairs and maintenance issues. We then conduct routine inspections every 3 months.

We always take photos of your property during the inspections and we will send these you with a report detailing any items requiring action by the tenant or owner. We will also inspect the property when the tenant vacates the property.

Most tenants are looking to secure a fixed term lease for 6 – 12 months. In some cases, tenants will apply for a longer lease but you can negotiate a lease term that suits you and the tenant.

The timeframe to secure a tenant can vary depending on market conditions. We always commence marketing the property as early as possible. In some instances we have tenants lined up to move in as soon as the property is available for lease. In other cases it can take 2-3 weeks to secure the right tenant. The key is marketing the property on leading websites and being available to show prospective tenants at a time that is convenient to them.

There are many factors which determine the achievable rental amount of a property. These include the current demand, number of available properties, location, the condition of your home and the inclusions. We will always provide you with up to date market information and comparisons so that we can achieve the best possible price.
